With all the trouble in the real estate market recently how will a deed in lieu of Forclosure affect my credit?

I purchased a property for investment purpose, and cant sell it for what I have left on the mortgage, and can not afford to continue to carry it. I am trying not to just go to forclosure, I have never made a late payment and want to work this out. But I can not just continue this way. Any suggestions would be great
