After forclosure, what happens if they sell the house for less than you owed the bank?

If your forclosed property is vacant and once the forclosure goes though, and the house sells for less than you owed on the original mortgage, what can the bank do to you? Can they try and get the difference from you? How can they try and get the money from you?

I have had property sit for sale on the market for nearly two years. I can’t manage the payments and have just been sent a letter that it will be forclosed and auctioned soon. This is fine, but I can’t find any info on what my penalty may be on my credit and for how long? My mortgage company has been zero help in forbearance, so at this point forclosure sounds great.

You know the story. Owe more than my house is worth on an ARM that just adjusted. Can no longer afford my house payment. If I let it go into forclosure, will I be able to rent something else? Should I be worried about losing my vehicle? It’s really my only other asset.

currently I am in forclosure…I have tried and tried to deal with the mortgage company but have been unsuccessful…I am now living in my grandfathers home and renting to own….while my home is being forclosed upon. I would like to secure a loan on my grandfathers home with in the next 2-3 years.
